Robinson Property Management knows that suitable tenant selection can prevent the bulk of problems that accompany property management. We offer tenant screening and leasing services as an alternative to full-service management for owners who wish to personally maintain the rental property once it has been rented.

We know it is of utmost importance to find qualified tenants to assure the best return on your investment, and accordingly, Robinson Property Management secures suitable candidates through credit/background checks, proof of income, and rental history verification.

This fundamental service allows our agency to represent the owner during vacancy by marketing the property, qualifying tenants, lease-signing, and obtaining deposits without monthly management fees or long-term obligation. There are no upfront fees. We charge 75% of the first month’s rent for initial marketing/renting costs and the industry-standard referral fee of $300-500 (depending on size and scope of property). We are paid from the first months rent and/or deposit secured from the new tenant.

  • Market analysis with pricing recommendation for your property
  • Installation of “For Rent” sign at the property (Unless prohibited by HOA Rules and Regulations) and place an advertisement in the newspaper (cost of ad paid by owner)
  • Placement of ads on various internet sites (www.RobinsonRealtyManagement.com, www.LasVegasRentsSearch.com, www.rentals.com, www.RentalHouses.com, www.HotPads.com, www.google.com/base, www.oodle.com, www.vast.com, and www.craigslist.com)
  • Market your property to our own pool of potential clients
  • Show your property to potential clients
  • Field telephone calls
  • Manage face-to-face inquiries
  • Take applications and perform interviews
  • Written employment, income, and rental history verification
  • Provide housing on an equal opportunity basis to all persons regardless of race, color, sex, religion, national origin, handicap, or familial status
  • Present qualified application to owner for final approval
  • Draft and initiate all tenant(s) leases and agreements
  • Complete leases in their entirety in writing for all parties
  • Collect all security deposits and rents prior to tenant occupancy
  • Obtain rent and security deposit to protect your investment
